The actual amount depends on the contract and property, so an estimated seller net sheet is more useful than relying on a generic percentage. Georgia’s Department of Revenue states that the seller is legally liable for the real estate transfer tax, although the contract can allocate payment differently.
Seller concessions are costs a seller agrees to pay on the buyer’s behalf as part of the negotiated contract. They can sometimes help structure an offer or keep a transaction moving, but whether accepting them makes sense depends on the offer price, financing, other terms, and your estimated proceeds. Under current IRS rules, qualifying homeowners may be able to exclude up to $250,000 of gain, or up to $500,000 for certain married couples filing jointly, if the applicable ownership and use requirements are met. Tax circumstances vary, so sellers should consult a qualified tax professional about their individual situation.
